How We Approach Your Inspection

We follow Florida's recognized standards of practice throughout the process, examining the roof, structure, electrical, plumbing, HVAC, and every accessible component of the property. As we move through your inspection, we're looking for both obvious defects and the subtler warning signs that come from decades spent maintaining buildings just like yours. Depending on the size and age of the property, plan for the walkthrough itself to take somewhere between two and four hours.

After the Walkthrough

Once we've finished going through the property, we'll sit down with you if you'd like (and your real estate agent, if present) to walk through the highlights before the full report ever lands in your inbox. This gives you a chance to ask immediate questions and get a feel for the overall condition of the home before diving into the details on paper.

What Comes Next

Within a short turnaround, you'll receive a detailed digital report covering everything found during your inspection, complete with photos and plain-language explanations. Frequently Asked Questions

Most inspections run between two and four hours, depending on the size, age, and condition of the property.

Make sure all areas of the home are accessible, including attics, crawlspaces, electrical panels, and any closets leading to mechanical systems. If you won’t be present, arrange for someone to grant access and secure any pets.

Attending is optional but encouraged. If you can’t make it, we’ll walk you through our findings by phone and provide a complete report either way.
